Why these five

Each calculator deals with maths that does not depend on the latest Budget or a temporary allowance. You provide the figures, and the tool shows how changing them changes the result.

We have left out tax calculators because rates and allowances change. For those, use HMRC’s current tools or ask us to look at your circumstances.

How to read any calculator, including ours

A calculation is not a quote.

Nothing here is an offer, an illustration or a personal recommendation. It is arithmetic on the numbers you typed in.

Mortgage rates will change over the life of the loan.

The mortgage calculators assume one rate for the whole term. You will remortgage several times, so treat lifetime totals as illustrations of the shape rather than predictions of the number.

Charges, tax and inflation are not in these figures.

The compound interest calculator shows gross growth. Where the money sits changes the net result more than the growth rate usually does.

The number still needs context.

Which lender will say yes on your accounts, and whether the money is better in a pension than in the house, are judgement calls. Those are the bits worth a conversation.
